CONDITIONS AND TERMS OF SERVICE (RULES)
CHECK-IN AND CHECK-OUT FOR BORGO PIAZZA AND CAMINIA BAY
Check-in
From 2 pm to 7 pm, except for specific needs to be agreed in advance. Check-in and health paperwork and bureaucracy will be carried out following all the safety practice in order to protect our guests’ tranquillity and health.
Check-out
By 10 am. Possibility of late check-out, subject to availability: within 3 pm an extra payment of 50% of the daily rate will be due.
We recommend you to notify us at the time of booking or at least 2 days before arrival if you want to dine at our restaurant when you arrive: the restaurant works on reservation, book in advance!
1 – ACCOMMODATIONS
- Rooms in the farmhouse
For 2 people (surface of minimum 14 sq m); located in the main farmhouse, with double bed or 2 single beds, private toilet, large ceiling fan, air conditioning, heating, minibar, TV and internet wi-fi. .
The rates specified on our website include: daily cleaning and tidying (9-12 am), bed linen and towels (a change every 3 nights), car parking, air conditioning, heating with radiators, use of the swimming pool (from 9 am to 6:30 pm), Relax Area in the Pinewood, Paths, sports fields and Playground.
- Junior Suites
Large studios of about 45 sq m with double bed in the sleeping area and a living area including other available 1 – 2 extra beds (for triple and quadruple option), private toilets, minibar, TV, 2 air conditioning devices, terrace, 2 deck chairs.
This type of accommodation is not equipped with a cooking point.
The rates specified on our website include: daily cleaning and tidying (9-12 am), bed linen and towels (a change every 3 nights), hot-cold air conditioning, reserved and covered car park, use of the swimming pool (from 9 am to 6:30 pm), Relax Area in the Pinewood, Paths, sports fields and Playground.
- Apartments and villas
One-room apartments for 2 people, three-room apartments for 4/5 people, two villas of 140 sq m for 4-7 people.
They are all autonomous, with equipped kitchens, essential furniture and flatware, private bathrooms (two bathrooms in our Villas), TV, and air conditioning in every bedrooms.
The rates specified on our website refer only to overnight stays and include: car parking, water consumption, use of the swimming pool (from 9 am to 6.30 pm), Relax Area in the Pinewood, Paths, sports fields and Playground.
They do not include: daily cleaning and tidying up, electricity and gas consumption, supply of bed linen and towels. The latter can be provided on request and must be changed at least every 7 days for respectively: € 10 for a double bed, € 8 for a single bed, and € 10 per person for bathroom equipment – 3 sized towels – not to be used as beach/pool towel nor for animals. Laundry service on request (10 euros per wash – max 10 kg).
Please note: everything you need during your stay in relation to the accommodation (toilet paper, various soaps, food, drinks and so on), is the responsibility of the customers.
Options: the apartments are equipped with a cleaning set; if you want a daily rearrangement, you can agree on the fee according to the frequency and extent of the service requested (subject to availability).
Our Municipality of Borgia carries out separate waste collection. Along the avenue near the Amphitheater, you will find an area with recycling bins dedicated to it. Customers are invited to separate waste and deliver it in tranparent sacks in the right containers.
2 – THE RESTAURANT AT BORGO
The breakfast included in normal B&B rates is the Italian breakfast (sweet); with the supplement of 7 € you can also have continental/English sweet and savory breakfast.
Half board reservations refer to breakfast and dinner. The dinner includes a first course, a second course, a side dish, fruit, water and 1/4 l per person of house wine.
Additional drinks (soft drinks, desserts, coffee, liqueurs, etc.) are to be considered extra.
We usually do not accept full board bookings but feel free to express your needs at the time of booking.
Extra meals:
For all reservations that do not include meals, our restaurant is available, upon reservation, with a service à la carte.
3 – INFORMATION ON SEA RESIDENCES IN THE CAMINIA BAY (MUNICIPALITY OF STALETTÍ-CZ)
Available in the beautiful Bay of Caminia, at 7 km from the Borgo Piazza estate, by private road access, 5 real estate units for 3/6 guests, with reserved parking space, deckchair and sunbed (beach service not included), essential furniture functioning for your holiday. They are located in front of the sea, at about 50 meters from the shoreline.
Rates refer only to overnight stay and for minimum bookings of one week.
All residences include: use of a common washing machine placed outside, only 1 parking space (no entry for external cars) + 1 deckchair + 1 sunbed (beach service not included), gas and water consumption
They do not include: supply of towels and bed linen which be provided on request and must be changed at least every 7 days for respectively: € 10 for a double bed, € 8for a single bed, and € 8 per person for bathroom equipment – 3 sized towels – not to be used as beach towel, electricity consumption, a fixed fee for final cleaning (per unit).
All the residences have a cleaning set as there is no daily rearrangement included for these accommodations, but the service can be provided on request.
It is strictly forbidden to smoke in all rooms (including electronic cigarettes).
The Management is not responsible for any accidents in any way occurred to guests due to careless use of the areas and structures even if not illuminated.
Objects and valuables, on request, can be delivered and temporarily taken into custody in our company safe in the Borgo Piazza farmhouse.
Waste collection is managed in Caminia by the Municipality of Stalettì: guests will have to use the separate collection bins just outside the entrance of the estate.
4 – DELIVERY AND RETURN OF THE PREMISES
The various accommodations (in the Estate and in the Bay of Caminia) are usually assigned to guests from 2 to 7 pm on the day of arrival (Check-in), in order and in good hygienic conditions.
Check-out is scheduled for 10 am and the accommodations must be returned as they were received. Only at the time of delivery, guests are given the right to detect any anomalies and get solutions: posthumous complaints are NOT accepted.
In order to be able to prepare the rooms for the subsequent guests, it is compulsory to release the inhabited rooms within the essential deadline of 10 am on the day of departure. The staff will take care of the resumption of delivery of the rooms, including furnishings and linen, within the aforementioned term, and will provide for the simultaneous return of the deposit paid (where requested), after having checked the premises. Those guests who wish to delay their departure beyond this deadline can agree in advance with the Management, according to availability. under the conditions already expressed at the beginning of this regulation (late check out).
For the accommodations which are not left free of people and things and delivered within the aforementioned deadline, the entire daily amount of the rented accommodation is due, in addition to any damage resulting from the impossibility of re-assigning the accommodation.
5 – EXTRA RATES IN THE BORGO AND IN THE CAMINIA BAY
Pets
The presence of animals is welcome and must be communicated at booking time. It costs € 10 per day for each one until 4 nights stays, and € 6 from 5 nights and over stays. Please, remember: Each furry friend must be equipped with its personal kit (mat, towel, litter, bowls, etc.). Please note: in Borgo Piazza the access to the Pool Area and the Restaurant Area (both outdoors and indoors) is prohibited; furthermore, dear guest, you must know that Borgo Piazza has a nice, but very large, cat population, obout 25 cats, and 2 female dog mid size.
Security deposit for the apartments/villas in Borgo Piazza and in the Bay of Caminia
The Management requires a security deposit of € 150,00 to be paid in cash and which is returned upon departure unless any damage to pay.
Final cleaning
For the cleaning of the apartment both in Borgo Piazza and in the Bay of Caminia, a fixed contribution of € 40,00 is due at the end of the stay (excluding kitchenette and dishes). For the villas in the farm and for the Scorpion Apartment in the Bay of Caminia, a contribution of € 50,00 is due.
Consumption of electricity and gas for the apartments/villas in Borgo Piazza and in the Bay of Caminia
For accommodations in the Farmhouse, at the time of delivery of the apartment keys, a note will be taken of the reading of the gas and electricity meters. At the end of the stay, the consumption calculations will be clearly made. For accommodations in the Bay of Caminia, we only calculate the electricity consumption.
City tax
Our municipality of Borgia, where Borgo Piazza is located, requires the payment of the tourist tax of € 1,00 per person per night. Children under 12 and adults over 65 are exempt.
6 – NON REGISTERED VISITORS
At Borgo Piazza: in case customers intend to invite any friends/relatives to visit the Estate for any reason, it is necessary to agree methods, times and costs with the Management and to receive its declared authorization.
At Caminia Bay: it is categorically forbidden to allow guests other than and/or additional to those registered to stay overnight in the accommodations; it is also forbidden for external cars to enter if not those of registered guests (each accommodation is entitled to only one car without exception).
7– RESERVATIONS
All rates include VAT. The rate plans, in the different periods, are regulated with the anticipated payment of 30% of the stay, as a confirmation deposit for the booking. The balance is due on arrival.
8 – CANCELLATIONS in Borgo Piazza and in the Bay of Caminia
Low-Mid season: Up to 30 days before arrival, cancellation is free and the 30% paid is returned; from 30 to 20 days before arrival, the cancellation penalty is 10% of the total amount of the stay; from 20 to 10 days before arrival, the cancellation penalty is 20%; from 10 days and in case of no-show, the penalty amounts to 30% of the entire booked stay.
High season: Up to 60 days before arrival, cancellation is free and the 30% paid is returned. After this deadline, and in case of no-show, the penalty amounts to 30% of the entire booked stay.
The accommodations are assigned by certain date and according to the time of payment and they are governed by availability at the moment of booking. However, the Management has the right to communicate changes within 10 days, to be agreed with the guest who, in case of refusal, has the right of withdrawal and refund of the entire amount paid.
9 – PAYMENTS
For reservations concerning accommodations at Borgo Piazza, payment on site is allowed by cash, bank transfer and all credit cards except American Express.
For reservations concerning the seaside accommodations in the Bay of Caminia, payment on site is allowed by cash and/or bank transfer.
10 – COMMON OUTDOOR AREAS
The Pool Area (external and unheated) is only open in the summer season from 15 June to 15 October (approximately); guests are advised to contact us before departure and/or booking, in order to check if it’s actually open and usable; weather conditions can clearly interfere.
The Pool Area is furnished with umbrellas – deck chairs – sun loungers which are free of charge for resident guests, as well as suitable toilets and showers to be used before entering the pool.
For external guest’s access to the swimming pool, an extra fee is to be paid and they must be registered at the reception, depending on availability and agreement with the Management. In this regard, see also point 6 (NON-REGISTERED VISITORS).
In order to ensure daily maintenance and irrigation for the Pool Area, the area itself is open from 9 am to 6.30 pm.
The pool has a depth of cm 55 in a circular area for children who must be strictly supervised by their parents and from cm 90 to 170 in the rectangular section for adults. Diving, ball games, noises and any other manifestation or habit that disturb guests, who have exclusive use, are prohibited (see detailed regulations displayed in the area).
Our resident guests can freely enjoy the Playground, the swimming pool, the bowling green and the five-a-side football fields.
In our estate, about 25 km of internal trekking paths can be covered on foot, in an area of 44 hectares of grazing and arable land, olive trees, citrus fruits, almond trees, prickly pears, holm oaks, oaks, Aleppo pines, eucalyptus and much more with many wonderful panoramic views.
11 – ACCESS TO BORGO PIAZZA – SECURITY – INSURANCE – OTHER USEFUL INFORMATION
Access to the Borgo or in any case to the Estate, for vehicles and guests, takes place through the only gate with a gate regulated by timed closure. It’s normally open from 8 am to 9 pm.
After closing, the gate opens, from the inside, upon the simple passage of a car detected by a special sensor, while from the outside, there is an electronic keypad where you can enter the access code to activate the opening; customers will be provided with the code during check-in.
Visitors’ cars park in a special tree-lined area (100 parking spaces + 2 coaches) adjacent to the five-a-side football pitch; the cars of the guests of the rooms and apartments near them in front of the Main House; those of the guests of the Junior Suites, in the covered porches under each of them; finally, guests of the Villas have 2 parking spaces each in front of them.
The lighting of the main areas of the village is regulated by fixed, sensor-operated or timed lights that can be activated manually.
Smoking is prohibited inside the premises and in all indoor areas of the structure (including electronic cigarettes).
The Management is not responsible for any accidents in any way occurred to guests when it is due to careless use of the areas and structures described here and/or displayed around the estate; in particular, for vehicles on the road, parked in car parks and/or for guests’ excursions outside the facilities or even on the paths and other areas of the estate, on foot and/or by mountain bike. It is strongly recommended not to move away from inhabited areas towards the countryside during the night or in any case when the areas are not illuminated by daylight.
On request, objects and valuables can be delivered and temporarily taken into custody in our company safe.
